I hope you are well and enjoyed the summer months.
It was fantastic to see and speak to so many of you at our customer day at Beamish Museum. You can find a roundup of the day here.
It is important as we move closer to winter to keep your homes warm for your own health, and to reduce the risk of damp and mould. If you’re struggling to keep up with your energy payments, our Money Matters Team can help. Find out more about how they can help and how to contact them here.
The death of Awaab Ishak back in 2020 in Rochdale, due to extensive damp and mould exposure, has led to the development of Awaab’s Law, which will come into force on 27 October. The new law will impact how we treat reports of damp and mould in your home, and you can read more on our progress on this here.
If you are concerned about damp and mould in your home, please report it to us via:
As the days become shorter, and nights longer, I want to remind you that we do not tolerate anti-social behaviour in and around our homes. If you are experiencing anti-social behaviour, you can report it to us using our iWitness service. You can find out more about it here.
Finally, the outcome of our recent and routine Regulator of Social Housing inspection, together with our latest Tenant Satisfaction Measure results, highlights our ongoing focus on delivering safe, good-quality homes and services. Tenant Satisfaction Measures have been introduced nationally to understand how social landlords, like us, are performing. Thank you to everyone who has taken part, your feedback has been invaluable and you’re helping to shape our services.

Feedback from our customers is very important to us, with customer care and satisfaction at the heart of what we do.
It’s also important that similar organisations to us gather the same feedback.
Last year, the Regulator of Social Housing (RSH) created a new way to assess if social landlords in England are doing their job right, called Tenant Satisfaction Measures (TSMs).
The RSH asks us to measure this performance as Karbon Group, this includes Karbon Homes and subsidiaries 54North Homes and Leazes Homes.
You can find out more about what we've learned so far here.

The Regulator of Social Housing (RSH) recently carried out its routine inspection of Karbon Homes. The inspection included our subsidiaries 54North Homes and Leazes Homes.
We’re pleased to have once again achieved the highest possible ratings for viability (V1) and governance (G1). This means the RSH is confident that we’re financially strong and well-governed, and that this means we can deliver our strategic and charitable goals.
We’ve also met the consumer standards, with a rating of C2, which is how well we meet the needs and protect the rights of our customers, particularly in areas such as safety, repairs and customer involvement. We're pleased that some of our key strengths have been recognised in this area, and you can read more here.

Affordable housing providers nationwide, including us, are seeing a rise in claims management companies encouraging customers to take legal action.
This can trap people in costly legal processes, and in some cases, the approaches are fraudulent.
You can find out more about disrepair claims, and how we can help you here.
