First look at £9.2million rural housing development in East Riding

Artists impressions have revealed how 40 new homes in a rural East Riding of Yorkshire village could look on completion. 

The much-needed homes in the rural village of Middleton-on-the-Wolds, are the result of a partnership between ourselves and house builder Lovell Partnerships, aimed at bringing more affordable housing to the area for the benefit of local residents. 

The site will consist of a mix of two, three and four bed houses.  

Seven will be available for affordable rent, with the remaining available for affordable home ownership options, providing first-time buyers who may be priced out of staying in or moving to the area with an opportunity to get on the property ladder. 

James Kilroy, Head of Land and Partnerships at Karbon Homes, said: “We’re pleased to be able to share these first look artist impressions for the scheme which, if approved, will bring more, much-needed, affordable housing to the area. 

“Building more affordable homes in rural communities like Middleton-on-the-Wolds is something we’re really passionate about. We often find that young people and families are being priced out of rural areas, either not being able to move to the area or having to move away from where they grew.  

“Providing affordable options, a mix of rent and affordable home ownership, helps break down those barriers and has a knock on positive impact on the community itself.” 

All homes will be built to high environmental standard, aiming to achieve an energy performance certificate A. 

They will also benefit from additional measures, incorporating solar PV panels and air source heat pumps to improve energy efficiency and reduce running costs for residents. 

The development is a part of our £181m strategic partnership with Homes England, to develop 2,324 much-needed affordable homes across the North East and Yorkshire by 2028.  

Due to the rural status of Middleton-on-the Wolds, these new homes will contribute towards Karbon’s pledge to develop at least 10% of these funded homes in rural communities. At the end of the 2025 financial year Karbon had delivered 221 of its rural housing commitment.
