Milestone reached with hand over of new rural homes in Bellingham

This week we’ve been handed the keys to our next tranche of new homes at Pennine Meadows in Bellingham, taking the total of completed new homes on the development to 26. 

Handed over from lead contractor Esh Construction, this marks the completion of just over a third of the 63 homes that will be built on the former auction mart site in the heart of the village. 

These homes form part of our commitment to delivering more new affordable homes in rural communities across the North East and Yorkshire. 

Zoey Hawthorne, Group Director of Development at Karbon Homes, said:  

“It’s great to see progress on site at Bellingham, working with Esh to deliver much needed affordable housing for local people. With first residents in and a third of the total homes complete, we’re really starting to see the development come to life.” 

“Rural developments like this come with different challenges, everything from supply chain difficulties to infrastructure barriers, but Pennine Meadows demonstrates the positive impact new homes can have on rural communities, helping to meet housing need and ensure Bellingham remains a thriving village.” 

Residents have now moved into the majority of this first phase of completed homes, which consists of bungalows, family homes and Tyneside flat style apartments, available for a mix of affordable rent and affordable home ownership schemes, Shared Ownership and Rent to Buy.  

The site will also include a block of 20 apartments, available for over 55s or those with additional care needs. These apartments will be within the final phase of homes to complete in 2027

The homes are being built to high energy standards, built with timber frames, powered by air source heat pumps, and boasting solar panels and electric vehicle charging points. 

The development is part-funded through our strategic partnership with Homes England under its Affordable Homes Programme (AHP) 2021-26, within which we pledged to building 10% of our funded homes in rural communities. 

The development has also secured a grant from the North of Tyne Strategic Mayoral Authority via the Government’s AHP 21-26 Brownfield Housing Fund, which supports the development of brownfield sites across the region.
