Life can sometimes throw curve balls, so when Liz and her partner’s circumstances unexpectedly changed due to illness and redundancy, they decided to purchase a Karbon shared ownership home in Ripon, North Yorkshire.
“We moved into a new-build home on the Fountain Vale development in Ripon about 6 months ago and it has been a great decision for us. We previously owned our own home in Northumberland, but a combination of ill health, redundancy and a desire to be closer to my elderly parents, forced us to reassess our options. I didn’t know much about shared ownership, but a friend suggested that we look into it and there have been so many positives.
“We’ve now got a 4-bedroom property, with a big garden, in a location that we love. We were fortunate to be able to put down a decent deposit, and I hope that one day we will be able to fully own our home. Life has thrown us some curved balls, but this home has been a real silver lining; we’ve been able to turn a sad situation into a really settled life.”
Designed to create a strong sense of community, Karbon’s Fountain Vale development is part of the wider Fountains Walk development by Taylor Wimpey, comprising of 390 two, three, four and five-bedroom homes, with landscaped green spaces, play parks, and seating areas. The 156 homes developed by Karbon were designed to provide affordable rent and home ownership options in this popular and picturesque location.
Liz added: “The whole process with Karbon Homes and the mortgage lender has been positive from start to finish, from filling in the initial enquiry form to always having someone there to answer our questions. They look at everything and make sure it’s completely affordable.”
“All the information was very clearly explained to us and since moving in Karbon Homes has been quick in sorting out any snagging with the housebuilder, which is very important when buying a new build.”
“If I was talking to someone considering shared ownership, I would say you need to make sure you understand all the information and be completely transparent, but I would really recommend it - you are investing in your future.”
Rather than purchasing the property outright, the shared ownership scheme allows buyers to purchase an initial share of a property, typically between 10% and 75%, and pay rent on the remainder. Shared owners can then purchase additional shares over time, potentially becoming the outright owner.
Jill Jones, Head of Sales, Lettings and Customer Care at Karbon Homes, said “It’s fantastic to hear stories such as Liz’s. Shared Ownership isn’t just for people starting out. It can also be a great option for previous homeowners and a wide range of buyers, allowing them to buy a share of their own home and pay rent on the rest, with the option to staircase up to owning 100% of the home at a later date.”
