New affordable homes break ground in Scorton, North Yorkshire

Less than five miles from Catterick, our Bolton Road development will deliver a mix of one-bed bungalows and two, three and four-bed family homes. 

Providing both social rent and home ownership options, the site will provide much-needed options for local people wanting to stay in or move to the area. 

Zoey Hawthorne, Group Director of Development at Karbon Homes, said: “It’s great to see work getting underway on site. This is an exciting project which will bring much-needed new housing to this rural community.  

“Limited investment in housing over the years means rural villages like Scorton often lack affordable options. We hope these new homes, designed to meet the needs of a diverse mix of residents, will help the community grow and continue to thrive.” 

Two bungalows and eight two-bed houses will be available for Social Rent.  

10 homes will be available for Shared Ownership and 12 available for Rent to Buy, an initiative where rents are set below market rent, giving residents the opportunity to save for a deposit towards buying the home in the future. 

We're delivering this £8.5 million development in partnership with Knaresborough-based Wharfedale Homes, which will be acting as the main contractor on the site. 

Matt Gibson, Land and Development Director for Wharfedale Homes said: “This development will deliver high-quality affordable homes for local people and we are excited to partner with Karbon on this project. It will play a small, locally important part in helping to achieve the ambitious targets for new affordable homes set by the Government.” 

The development has been part funded through our strategic partnership with Homes England, which is helping us to develop 2,332 affordable homes across the North East and Yorkshire by March 2028. 

The new homes are targeted for completion in Spring 2027. On completion, the homes will be managed by 54North Homes, our Yorkshire based subsidiary.
