Plans unveiled for new rural housing project in North Yorkshire

A new development of 70 modern, energy efficient homes is set provide firm foundations for residents living in rural North Yorkshire. 

Working in partnership with Adderstone Living, Karbon has unveiled plans to deliver new homes in the village of East Cowton, between Northallerton and Darlington, helping support the local community and providing local people with suitable and affordable housing options. 

Located on a site off Birkby Lane, the homes will all meet an Energy Performance Certificate rating of A, the highest energy efficiency rating, and will be powered by solar PV panels and air source heat pumps. 

Zoey Hawthorne, Assistant Director of Development Delivery at Karbon Homes, said: “We’re pleased to be working with Adderstone Living to bring this exciting new development of affordable and highly energy efficiency homes to East Cowton.  

“The village is in such a beautiful part of Yorkshire but as is common with rural places, it has had limited housing investment over the years and higher house prices mean people who have grown up there become priced out. 

“We’ve listened to what local residents have told us and have worked hard to design a development that provides much-needed housing types and tenures that will enable young people and families to remain in the village and for the community to thrive.” 

Karbon’s mission to develop more new affordable homes in rural communities across the North East and Yorkshire has been supported by Homes England, the government’s housing and regeneration agency. 

Through a Strategic Partnership with the agency, Karbon has secured funding to deliver 2,220 new homes before 2028, 220 of which it has pledged to develop in rural communities. 

Stephen McCoy, Director at Adderstone Living, said: “We are delighted to be working again with Karbon Homes on these much-needed affordable homes. The homes will be designed and built to the highest standards with no gas boilers and the latest renewable technology. There will be around fifty skilled operatives employed for the two-year duration of the project bringing employment opportunities and an economic boost to the area” 

The development will consist of mix of two, three and four bed home, available for both affordable rent and Rent to Buy, a scheme allowing residents to pay 80% of market rent to help them to save towards a deposit to buy the house.  

As well as providing much-needed affordable homes for the area, the development is also set to improve surface water management in the village, providing relief from a long-term issue of local flooding in homes and gardens with a new mains sewer.
