We’re making changes to customers’ rent

Each year we review our rent and service charges, and we’ve recently written to customers to share information about the changes that will apply from April 2026.

We know customers may have questions, so we’ve put together some information below.

How do we set our rent?

We follow government rules and guidance from the Regulator of Social Housing when setting rents. Our rents are reviewed every year, using an agreed formula, which is the same for all social housing providers across England.

This formula uses a measure of inflation called the Consumer Price Index (CPI), taken from the previous September, plus 1%.

CPI is a national measure of how much everyday costs - such as food, fuel, gas and electricity - have gone up.

September’s CPI was 3.8% so this year, like many other social housing providers, most of our rents will increase by a maximum of 4.8%.

When will my rent change?

For customers with a weekly tenancy, the new rent and service charges will apply from Monday 6 April 2026. For customers with a monthly tenancy agreement your rent increase letter will confirm the exact date during April that your rent is changing.

Why are rents increasing?

We want to reassure you that this decision is not one we take lightly.

As a profit‑for‑purpose organisation, every penny of rent is reinvested back into our homes and services.

This year’s increase will help us to keep homes safe, healthy and well‑maintained, continue providing reliable and high‑quality services and meet national environmental and sustainability standards.

Are service charges changing?

Alongside your rent, you may pay a service charge. This helps to cover the cost of services that keep your home, building and local area clean, safe well-maintained.

If you pay a service charge, the letter you received includes a clear breakdown of the costs.
