Welcome event marks the completion of new homes in North Shields

Karbon Homes has officially opened a development of 28 new affordable homes in the heart of North Shields, with a welcome event for new residents and a visit from North Tyneside’s elected mayor. 

Joined by Elected Mayor of North Tyneside Karen Clark, alongside other representatives from North Tyneside Council and affordable homes developer Adderstone Living, the event celebrated the delivery of much-needed affordable housing to the area. 

Mayor Karen Clark also highlighted the importance of providing affordable routes to home ownership, for local people wanting to get on to the property ladder in the town.  

Mayor Clark said: “It continues to be a priority for us as a council to create more affordable housing opportunities for people in North Tyneside – so we’re absolutely delighted to see this development completed and residents moving in.  

“The homes look absolutely fantastic and it was amazing to get to chat to some of the new residents and hear about how they’re settling in. Thank you to them for welcoming us into their homes, sharing their stories and how pleased they are to have such beautiful homes in the heart of North Shields.  

“Thank you to Karbon Homes and Adderstone Group for all their work to take a site that had been empty for some time and breathe new life into it.” 

All 28 properties, which consist of 22 three and four-bed houses and six one and two-bed apartments, are available for either Shared Ownership or Rent to Buy, a scheme through which rents for the properties are set at 20% less than local market rent, giving residents the opportunity to save the difference for a deposit towards buying the home in the future.   

Scott Martin, Executive Director of Resources at Karbon Homes, said: “It’s fantastic to see the development complete and to meet the first residents who are benefitting from the new homes.  

“It’s clear the difference the affordable schemes these homes are available through have made a massive difference, enabling those who had ambitions to get on the property ladder to make that step, and helping those who had been forced to live out of the town, due to the cost of housing, to return. 

“Partnerships like this one with North Tyneside Council are key in bringing the number of affordable homes needed in the region to fruition. 

The redevelopment of the site, designed by Newcastle based architects IDPartnerships, is part of North Tyneside Council’s Ambition for North Shields, which aims to transform the town centre, Fish Quay and riverside.   

The site was purchased by Karbon in early 2024 with lead contractor for the site Adderstone Living beginning construction soon after.  

Stephen McCoy, Managing Director at Adderstone Living, said “It’s great to see these homes now complete and starting to welcome residents. Developments like this are about more than just delivering new houses– they’re about creating places where people can put down roots and where a community can begin to grow. 

“Alongside building the homes themselves, we’ve also been pleased to support local initiatives like the North Shields mural project, helping contribute to a neighbourhood that people feel proud to call home.” 

The development was part-funded through Karbon’s strategic partnership with the government’s housing agency Homes England, funding which is enabling the housing association to deliver 2,324 much-needed affordable homes across the North East and Yorkshire by 2028.  

The development also received backed from the North East Combined Authority, with £1.3 million from its Brownfield Housing Programme used to fund the demolition of the former office block which stood on the site, and prepare the ground for new houses, roads and gardens.
