We are excited to provide an update about the innovative Seaham Garden Village development in County Durham where we are building 750 affordable and sustainable homes.
Seaham Garden Village is a flagship £250 million scheme; 1,500 homes will be built over the next few years, creating one of only a handful of ‘garden villages’ in the North East. Half of the properties on the 78-hectare site are being developed by Karbon Homes for affordable rent and affordable home ownership, while the other 750 properties are being developed for private sale by Taylor Wimpey and Miller Homes.
So far, our construction partner Esh Construction has completed about 40 homes and another 180 are currently under construction, with further phases to follow. Our first customers have moved in and are delighted with their new homes.
The new landscape-led village, close to the Durham Coast, will be a self-sustaining community with its own infrastructure and community facilities, including a new primary school, health and wellbeing hub, innovation centre and excellent transport links. Half of the site will be dedicated to managed green space, including over three miles of landscaped paths and cycle routes with views out to sea.
One of the innovative aspects of the scheme is that the affordable homes we’re building will be heated via an ultra-low carbon heat network, which draws on warm, underground water being pumped from former mine shafts, through a heat exchange, into a district heat network thereby harnessing an existing resource to provide sustainable energy. Combined with solar panels and battery storage, the homes are cheaper to run for customers, whilst also aiming to be net zero carbon.
Sarah Robson, Executive Director of Development and Asset Management at Karbon Homes said: “It’s great to see our first customers moving into Seaham Garden Village, as we lay the foundations for a thriving new community with great quality design, affordable warmth and sustainability at its heart. There’s been a lot of collaboration and work from many partners to get to this point and seeing our happy customers move in is testament to this.”
One of these happy customers is James Price. James and his partner moved into their new Rent to Buy home on Seaham Garden Village in December. The Rent to Buy scheme supports customers in getting onto the property ladder. As rents are set at 20% less than local market rent, it offers the opportunity to save towards a deposit.
James told us: “We’re so glad we made the move to Seaham Garden Village. Lots of things just fell into place and we’re really happy. We’ve got so much more space, as well as our own garden and driveway, which has had the added bonus of enabling me to get an electric car. So rather than having to spend a fortune on petrol, I can charge it overnight for just £1.50. We are really enjoying living here and the service has been great from start to finish.”
We are working with multiple partners on this project, including Durham County Council, The Mining Remediation Authority and Vital Energi.
Work on site continues, as more homes are built, and we look forward to welcoming many more new residents shortly.
