First new homes providing much-needed boost to rural Yorkshire village

A place-based approach to developing rural housing in North Yorkshire is bearing fruit this summer, as the first residents start to move into new affordable homes in East Cowton. 

Working with lead contractor Adderstone Living on the development of 68 new homes, we’ve been handed the keys for the first 11 completed properties. 

Local need has been at the heart of the scheme since its initial design. Working closely with the East Cowton Parish Council we’re helping to boost the village, by providing affordable homes that meets the needs of young people and families wanting to move to the area. 

It’s also helping to combat the issue of younger generations being priced out and having to leave. A Section 106 agreement is ensuring that the affordable homes will initially be offered to people with a local connection to the parish. 

Zoey Hawthorne, Group Director of Development said: “As is common with rural villages like East Cowton, limited housing investment over the years has resulted in a decline of new people moving to the area, which has had a knock-on impact on the local economy 

“It’s great to see such progress on these much-needed affordable homes, which we’re confident will bring a plethora of sustainable benefits to the area.” 

Magna Rise will include a mix of one, two, three and four-bedroom homes. Designed to meet a range of housing needs, from professional couples (people the village told us they needed to attract) to new and returning families, the homes will be available for a mix of social rent and affordable rent, and affordable home ownership schemes Shared Ownership and Rent to Buy. 

All homes are being constructed to high environmental standards, using timber frame construction, and incorporating solar PV panels and air source heat pumps to improve energy efficiency and reduce running costs for residents.

A scheme that genuinely responds to what the village needs, and one we're delighted to have been part of." 

The development has been part-funded through our strategic partnership with Homes England, under its Affordable Homes Programme (AHP) 2021-26. The partnership has provided us with £184 million in funding to deliver 2,327 new affordable homes across the North East and Yorkshire by 2026.  

Within that, we pledged to deliver at least 10% of these homes in rural communities such as East Cowton, showing our commitment to supporting rural communities in our geography.
